How New Orleans Property Services, LLC collects, uses, and protects information you share with us through this website.

1. Who we are
This website is owned and operated by New Orleans Property Services, LLC, a licensed Louisiana real estate brokerage (“NOPS,” “we,” “us,” or “our”).

This policy applies to neworleanspropertyservices.com. It does not apply to other websites we link to, or to the separate privacy practices of the MLS, cooperating brokers, lenders, or title companies you may work with during a transaction.
2. Information you give us
We only ask for what we need to help you buy or sell a home. Depending on how you use the site, that can include:
- Contact and inquiry forms. Your first and last name, email address, phone number (optional), what you are interested in, and whatever you write in the message field.
- AI Home Concierge. The description you type of the home you are looking for. You are not asked to sign in, and we do not attach your name or email to that text unless you also submit the follow-up form asking Kari to build a shortlist.
- Property search accounts. If you register, save a search, or set up listing alerts inside the property search, that account is created and held by our IDX provider, Buying Buddy®. The information you give it — typically name, email, and your saved criteria — is shared with us as your agent.
- Email, phone, and text. Anything you send us directly, including documents you choose to share while we work together.
Please do not send sensitive information — Social Security numbers, bank or account numbers, or financial statements — through the website forms or the concierge. When that kind of document is needed in a transaction, we will arrange a secure way to send it.
3. Information collected automatically
- Server logs. Our web server records the IP address, browser type, pages requested, referring page, and time of each request. We use these for security, troubleshooting, and blocking abuse.
- Anti-spam and rate limiting. To stop bots from flooding our forms, we briefly store a scrambled (hashed) version of the visitor’s IP address along with a submission count. These records expire on their own, typically within an hour.
- Cookies. WordPress sets cookies only for people who log in to administer the site — ordinary visitors are not given a login cookie. The Buying Buddy property search sets its own cookies to keep your search session, saved listings, and account signed in. Embedded third-party content described below may set cookies of its own.
- Analytics. This site is built to support Google Analytics 4, which would set cookies and share page-view data with Google. As of the effective date above, no analytics tracking is running on this site. If we turn it on, we will update this policy and the date at the top.
4. How we use your information
- To answer your question, return your call, and provide real estate brokerage services.
- To send you listings, market information, and updates you asked for.
- To send a confirmation when you submit a form, so you know it arrived.
- To keep the site secure, prevent spam and fraud, and fix problems.
- To meet our legal, regulatory, and record-keeping obligations as a licensed Louisiana brokerage.
We do not sell or rent your personal information, and we do not share it with third-party advertisers or lead brokers.
5. Service providers and third parties
We rely on a small number of vendors to run this site. Each one receives only what it needs to do its job:
- Buying Buddy® IDX + CRM — powers the property search, listing pages, saved searches, and alerts. Searches and account activity are processed on their servers.
- GSREIN / NOMAR (the Greater Southern Real Estate Information Network MLS) — the source of the listing data shown on this site. An inquiry about a specific property may be shared with that property’s listing broker.
- Anthropic (Claude) — powers the AI Home Concierge. The description you type is sent to Anthropic’s API to generate the reply and the matching search criteria. It is processed to answer your request and is not used to train their models. Our access key stays on our server and is never exposed to your browser.
- Brevo — delivers the email the site sends: your confirmation, and the copy of your inquiry to Kari.
- Amazon Web Services (Lightsail) — hosts the website and its database in the United States.
- Google Fonts — the site’s typefaces load from Google’s servers, so Google receives your IP address as part of that request.
- Instagram / Meta — the homepage shows recent posts from @nolakari1. The images are served from our own site, but clicking through takes you to Instagram, where their policies apply.
- Trustindex / Zillow — displays Kari’s public Zillow reviews on the homepage.
We may also disclose information when the law requires it, when responding to a valid legal request, or when necessary to protect our rights, our clients, or the security of the site. If the business is ever sold or transferred, client records would transfer with it, subject to this policy.
6. How long we keep it
Website inquiries are stored in our system so nothing gets lost, and we keep them as long as we may reasonably need them to serve you. Records connected to an actual real estate transaction are retained for the period required by the Louisiana Real Estate Commission’s record-keeping rules. Server logs and anti-spam records roll off automatically. You can ask us to delete your inquiry at any time — see below.
7. Your choices and rights
- Access, correction, or deletion. Email kari@neworleanspropertyservices.com and we will tell you what we have about you, correct it, or delete it. Some states give residents a legal right to make these requests; we honor them for anyone who asks, regardless of where you live. We may need to verify your identity first, and we may keep records the law requires us to keep.
- Email. Every market-update or marketing email includes an unsubscribe link. We will still reply to messages you send us.
- Calls and texts. Giving us your phone number means Kari may call or text you about your inquiry at the number you provided. Message and data rates may apply. Reply STOP to any text to opt out, or simply tell us.
- Cookies. Your browser can block or delete cookies. Blocking them may keep the property search from remembering your saved listings.
- Do Not Track. We do not track visitors across other websites, so there is nothing for a Do Not Track signal to turn off.
8. Security
The entire site is served over HTTPS with a valid certificate. Form submissions are validated and rate-limited, the administrative area is restricted, and the software is kept current. No website can promise perfect security, but we take reasonable steps to protect what you share with us.
9. Children
This site is meant for adults shopping for real estate. We do not knowingly collect information from children under 13. If you believe a child has sent us information, email us and we will delete it.
10. Fair Housing
New Orleans Property Services is an Equal Housing Opportunity brokerage. We do not use race, color, religion, sex, familial status, national origin, disability, or any other protected characteristic to select, filter, or recommend properties. That includes the AI Home Concierge, which is instructed to decline requests of that kind and to answer with objective property criteria instead.
11. Changes to this policy
If we change how we handle information, we will post the revised policy here and update the “last updated” date at the top. Material changes will be noted plainly.
