Here’s where the New Orleans market stands heading into the end of 2026. These are citywide figures from Redfin for the three months ending September 2026. Your street and your price range can look very different, so treat this as a starting point and ask for the numbers on your own neighborhood.

The numbers

  • Median sale price: $327,000, up 3.8% from the same period last year
  • Median days on market: 70, down from 84 a year ago
  • Median price per square foot: $178, down 3.5% from last year
  • Homes sold in September: 908, compared with 921 last September

What stands out

Homes are selling about two weeks faster than they were a year ago, while sales volume is close to flat. Redfin still rates New Orleans as not very competitive, with about one offer per home on average, so most buyers aren’t facing bidding wars.

The median sale price rose while the median price per square foot fell. Numbers like these can move in different directions when the mix of homes selling changes, which is one more reason to look at comparable sales on your own block rather than a citywide average.

If you’re selling

With 70 days as the typical time to sell, plan for a listing that may span the holidays if you go on the market now. Pricing and presentation still matter most: a well-prepared home priced to the current comps gives you the best chance of beating that average. Our seller prep checklist is a good place to start.

If you’re buying

A market with few multiple offers gives you time to do your homework. Use it on the things that matter most here: flood zone, elevation, insurance quotes, and the condition of an older home. Our guide to flood elevation and insurance for historic homes covers what to ask.

If you own in Orleans Parish

Keep an eye on your assessment. Our guide to the 2027 assessment rolls and appeals explains how the process works.
